Brighton Marina is still to be redeveloped - but developers are not sure when.
Two schemes costing a combined £550 million have been in the pipeline for years at one of the largest marinas in Europe.
But despite little visible progress in the last 12 months, those behind the vast proposals to bring more than a 1,000 homes with offices, restaurants and retail outlets to the site have confirmed they are still committed to the city.
Brunswick Developments has £250 million proposals for 853 flats and almost 2,000 sq m of shops and leisure space in the south-west corner of the marina.
The Argus now understands the development is likely to start in years rather than months.
The larger of the two developments is Explore Living's £300 million plans for 1,300 homes, offices, shops and a supermarket.
Currently it does not have planning permission and a spokesman for the group said there was no update on when a planning application would be submitted.
