Just two of the 11 possible sites for a new Brighton and Hove Albion football stadium are affordable options, the public inquiry has heard.

The club said it can only raise enough cash to build the 22,000-seat arena at Sheepcote Valley or their preferred choice of Falmer.

Seagulls chief executive Martin Perry told the inquiry all the other sites are too expensive to develop.

The reopened hearing is to explore whether or not there is a viable alternative to Falmer in Brighton and Hove.

Mr Perry outlined how the club intends to pay for its new stadium and revealed cost predictions for the sites.

He said the stadium at Village Way, Falmer, would cost between £52 million and £56 million.

About half of that would come from grants, corporate sponsorship and deals to allow the use of the stadium.

The rest would be borrowed but Mr Perry said the club cannot afford to repay a loan of more than about £29.5 million.

The same stadium at Sheepcote Valley would cost about £50.5 million and require about £25 million borrowing.

But the club argues Sheepcote Valley is ruled out due to transport and access issues.

Falmer Parish Council lawyer Charlie Hopkins accused the club of "gold-plating" its cost estimates to all the sites except Falmer in a bid to make them look less affordable.

The reopened public inquiry at Brighton Town Hall is scheduled to run into mid March.
