Brighton and Hove's most expensive house has gone on the market for a whopping £3.95 million.
The eight-bedroom mansion in Tongdean Road has a heated swimming pool, tennis court, two saunas, a hot tub and Koi Carp lake.
If it goes for its asking price the property will break the record by some way. Previously the top selling homes in Brighton and Hove have gone for a little more than £3 million.
Almost three years ago Roedean House sold for almost £3.1million closely followed by Fife House in Lewes which also beat the £3 million mark.
Andrea Harding of Winkworths, estate agents for the property, said: "The house is fabulous, very glamorous, you expect someone like Joan Collins to live there.
"It is amazing, real Eighties style, and you can tell that some of the fixtures and fittings were the best money could buy."
The Twenties colonial-style home has a revolving seating area in the drawing room and five of the eight bedrooms have en-suites. The master bedroom suite is spread over four rooms and has its own seperate sauna.
Outside there is a pool house and Japanese Pagoda.
The house is currently occupied by an American woman who is looking to downsize now her children have left home.
Phil Bonett, president of Brighton and Hove Estate Agents' Association, said: "Around that area recently the top houses have sold for £1.175 million and £1.15 million which is still a long way off the £3.9 million they are asking for this property.
"It would have to be a pretty special property to achieve that kind of price tag. Historically the only houses to sell for more than £3 million are properties in the Regency conservation area in Kemp Town." He added: "If prices rise to these astronomical levels you will find people will start to back off."
The average price of a house in Brighton and Hove is £222,241.
