A former newspaper printworks could become the site of a 64-bedroom town centre hotel.
Holiday Inn is applying for permission to convert the Hastings Observer building in Cambridge Road, Hastings, which has been derelict since its closure in the Seventies.
The application has been deferred by Hastings Borough Council.
Holiday Inn wants to replace the ornate front of the run-down building but it lies in a conservation area.
Chartered surveyor Jonathan Marshall, of Humberts Leisure, which is acting as agent, said: "Hastings is desperately short of quality hotel accommodation and this will be by far the largest facility in the area.
"It should make a significant impact on the regeneration of the town as a tourist and conference resort."
