Campaigners have pledged to fight revised plans for a 40-storey skyscraper at Brighton Marina.

Brunswick Developments has re-applied to Brighton and Hove City Council for planning permission for an imposing 40ft tower primarily designed to contain luxury apartments.

The proposal also includes a plan for 13 smaller blocks of flats.

The company originally drafted the plan last year but decided to have another look at the project following concerns from residents.

But campaigners say the latest plans are virtually identical to the previous application and none of their concerns has been addressed.

Peter Martin, deputy chairman of Brighton Marina Residents' Association, said: "It's effectively the same application as last year.

"This development changes the fundamental concept of the marina from a being a marina with some housing in it to being a housing development."

The £175 million project would add an extra 988 flats to the 850 already at the marina.

This is just two flats fewer than the 990 proposed under the previous application.

Other changes include a freestanding RNLI lifeboat station rather than integrating it into the development.

There will also be five car parking spaces on top of the 171 allocated for the new flats under the previous application.

Mr Martin said: "Most people living at the marina have cars. There are no good local public transport links here and we find it hard to believe people will be attracted to the new flats without car parking.

"There is a concern this development will turn out to be a huge white elephant. If people do buy the flats and bring their cars, there will be tremendous pressure on parking in and around the marina."

Brunswick boss Andrew Goodall insisted people buying flats at the new development would not need their own cars as there would be a car-sharing pool with up to 50 vehicles.

He added: "The 40-storey tower will make Brighton Marina feel much more part of the city of Brighton and Hove. What the marina has lacked architecturally over the years is that wow factor.

"People will see this tremendous tower from the seafront. We will also provide a connection to the marina in the form of a walkway from the Palace Pier."
