A college is selling off some of its land for development.
Northbrook College, Worthing, is selling its 1.5-acre site at Union Place to developers who plan to build homes for pensioners.
The art and educational facilities will be dispersed to other college sites in the town.
The sale will go through if developers McCarthy and Stone get planning permission from Worthing Borough Council.
An application will be made later this month.
Alison Godfrey, the college's governing body chairman, said: "This is a good opportunity to consolidate several unsuitable buildings while raising funds to improve college facilities."
