A council has vowed to oppose plans to build a block of 30 flats on a picturesque stretch of seafront near Worthing.
Parish councillors say the two-storey development at The Strand, Ferring, would ruin the area's tranquil character.
If given the go-ahead, the flats would be built on the site of six chalet-style houses.
Ferring Parish Council said the development could have disastrous consequences on Ferring Rife, a wildlife haven, and cause traffic problems.
Vice-chairman Tony Cooper said: "We are concerned about six perfectly good houses being knocked down to make way for 30 flats.
"This would change the peaceful character of the village. It is a pleasant, unique place, not a site for such a major development."
Mr Cooper said the development would be a disaster for wildlife and the view towards the sea would be changed forever.
He added that the area was at risk of flooding.
The planning application to Arun District Council is an outline and does not specify how the development would look.
A district council spokesman said: "We've had interest quite quickly from the public on this one.
"It is re-use of land currently in residential use, which is being widely supported by the Government.
"However whether we grant planning permission depends on the locality of the property including the character of the area and its impact. We need to see public response."
