A historic Shoreham Harbour boathouse made from ships' timbers could be demolished to make way for houses.
The boathouse is believed to date from 1812, the same time the listed maltings now occupied by the adjoining Sussex Yacht Club was built.
The boathouse is used as an office and storage space for moorings at Riverside Yard at the Southwick end of Shoreham Harbour.
Its owner is applying for permission to demolish it to make way for two houses and an office.
She has told Adur District Council she would live in one of the houses and run the moorings from the office.
Council planners are being recommended to approve the project at a meeting on Monday.
They will hear the boathouse is unsuitable for conversion and, although it gives the area an appearance of a coastal village, that is not enough to refuse the project.
If the boathouse is demolished, an archaeological survey will probably be conducted.
