The take-up of office space in Brighton and Hove fell during the first nine months of this year.
Figures from Stiles Harold Williams' autumn review of the market show the 65,000sqft take-up was only a third of the five-year rolling average.
During the same period 60,000sqft of office space was placed on the market by firms downsizing and returning space to the market. Much of this space is in buildings dating from the Sixties and Seventies while grade A office stock is still proving hard to find.
A spokesman for Stiles Harold Williams, which has offices in Castle Square, Brighton, said rents were remaining static rather than falling.
Among the top rents per sqft achieved during the period was £18 for offices in Preston Road, Brighton, let by IM Properties and £17.50 for Nile House, Nile Street, let by Baker Tilly.
