Regarding the latest proposals for Caffyns former Kingsway site, as a local resident, I wanted to share my views.

Although the new proposals are an improvement on the first set of plans, there are still areas of grave concern.

The proposed building is still seven storeys high, which is unacceptable because the area is not one which is defined as suitable for tall buildings.

If it were reduced to five storeys, it would be more in keeping with the other buildings in the surrounding area.

There is still inadequate parking provision.

There are about 70 two-bedroom flats, plus ground-floor offices and only 50 underground parking spaces for them. That aside, the area by the Hove Lagoon is congested enough without adding 70 more residents. This can only increase air pollution, traffic congestion and put our children at risk.

Trying to squeeze so many flats into such a small space can only have a detrimental effect on our local amenities, such as doctors' and dentists' surgeries and, quite possibly, local schools, many of which are over-subscribed in this area already.

As a resident of Roman Road, I have recently received a letter from Brighton and Hove City Council informing me the developers have appealed to the Secretary of State for Transport, Local Government and the Regions, against the local council's unanimous decision to reject the 12-storey development.

These plans were rejected on 12 different points by the council and if the developers are so convinced it has a case for appeal, why submit new proposals?

No one who lives in the area is against development of the Caffyns site. However, we want to ensure any development is in keeping with the area and ensures the safety and quality of life of the existing residents.
