SMALL shops could go out of business if a new Sainsbury's is allowed next to Brighton station, a public inquiry was told.
The inquiry at Brighton Town Hall is considering controversial plans for a Sainsbury's, industry and about 50 houses near the station. The scheme was thrown out by Brighton and Hove councillors in January but Sainsbury's and development partners Wyncote are appealing against the decision. Ben Messer, of Brighton Urban Design and Development, the leading group of objectors, said nearby fishmongers, delicatessens and bakers were worried they would be forced out of business. But Sainsbury's consultant Shirley Karat, told the inquiry: "Traders have already been competing with three supermarkets in London Road, including Sainsbury's. "They still retain their trade. I don't see that those shopkeepers will be affected. This development would not be detrimental to the extent you believe. "My view is that it will enhance London Road by bringing more people into the area, creating spin-off benefits to the other shops." Mrs Karat said a 325-space car park next to the new store would also cater for other town centre shoppers but waiting restrictions would prevent commuters parking there all day. The inquiry continues.
