A scathing attack was launched today on plans to build a new stadium for the Albion at Falmer.
It came from West Sussex County Council, which says the development would spoil an area of outstanding natural beauty.
Councillors are also set to oppose an alternative scheme to use the site for higher education, research and development if the stadium plan fails to get off the ground.
The criticism comes after Brighton and Hove Council consulted West Sussex over its ten-year development plan for the area.
The West Sussex reports says: "The site falls within the Sussex Downs area of outstanding natural beauty, and while the provision of a new stadium might be regarded as very desirable, encroachment into the AONB on the scale implied by such a development contradicts the principle of AONB designation."
