One of Brighton's best known pubs is on the market with planning permission for a restaurant, casino and bar.
The Queens Head, opposite the entrance to Brighton station, dates back to the middle of the 19th Century and was restored in 1988.
John Ely, of Humberts Brighton office, said an annual rental in the region of £90,000 was sought.
He said: "Brighton has improved immeasurably over the past few years and a quality operation at the Queens Head will maintain that progress."
The internal area of the pub is approximately 5,000sqft.
