A decision on the future of one of the biggest brownfield sites in Sussex has been postponed.
Councillors last night deferred a decision on the redevelopment of Sussex Wharf in Shoreham Harbour.
Developer Wilson Connolly Southern has applied for permission to build 298 homes, six industrial units, a shop and a promenade fronting the River Adur.
The company would also provide public open space, new roads and parking.
Planners at Adur District Council recommended the scheme be refused but councillors agreed to allow further talks with the developers.
They are worried the plans will not provide enough new jobs or family homes.
They are also unhappy with the architecture of the promenade, the amount of parking and the lack of basic amenities.
Tory councillor Mike Mendoza said: "There are not enough units for family use and it would be nice to see a doctor's surgery and pharmacy perhaps, which are desperately needed in the area."
