Demolition of the last industrial buildings has begun in Woodingdean Business Park in Brighton, a development that promises to create a number of jobs.
The development by St Modwen Developments is being launched with the speculative construction of a 18,000sqft office building, which should be ready for occupation next summer.
Eight other business units totalling 27,000sqft are planned and expected to be available by mid 2004.
Councillor Dee Simson said: "We have waited a long time for this but I confident we are now going to see the regeneration of this valuable site.
"It will once again be possible for local residents, especially our growing number of young people, to work locally, something they haven't been able to do since the factories closed many years ago."
