Office rents in Brighton and Hove are reaching record levels, mainly because of high demand.
Stiles Harold Williams, which handles many larger deals, says prime office buildings in the city are £17.25 per sqft.
A figure of £18 was being quoted for air-conditioned space at Lanchester House, Trafalgar Place, Brighton.
Director Martin Clark said the take-up of offices compared favourably with other centres in the South-East.
There are few big offices but more should come on the market at Hove City Park and the Brighton station site.
Mr Clark said assisted area status was attracting companies to the city.
But he added there were fewer edge and out-of-town opportunities.
