A village pub is looking for a new owner as it goes under the hammer later this month.

The Queen Victoria Inn pub in Rottingdean High Street near Brighton is seeking new management following its closure last year.

Clive Emson Sussex and Surrey have listed the property as a freehold with a guide price of more than £400,000.

The auction bidding begins on December 9 and end on December 11.

Sam Kinloch, director and senior auction appraiser at the firm, said: “The Queen Vic has been a familiar pub on Rottingdean’s High Street for many years and dates to the 1930s.

"Vacant for some while, the mock-Tudor building is in need of complete renovation and has the benefit of a large attic space and a well-proportioned three-bedroom flat above.

"This means there is potential, subject to planning permission, for the conversion or redevelopment of the site to provide additional accommodation over all floors.

"Flats in Rottingdean, near the beach and Brighton, tend to command high prices but it is not possible to state with confidence what a flat would sell for if the pub was converted.

"There would also be potential for a commercial unit on the ground floor, with flats above.”

The property is arranged over two floors and with a large attic space. It currently comprises a ground floor bar and a three-bedroom flat above.

The ground floor also has a beer cellar, an inner hall, a utility room and W.Cs.

Outside there is a beer garden with side and rear access.

While the building is not listed, it sits within the Rottingdean Conservation Area.
