New images show what a dilapidated arcade could look like following a major refurbishment.
The 101-year-old Imperial Arcade in Western Road, Brighton, used to be a “thriving hub for footfall” but has been lined with empty shops for years.
Moretons Investments bought the site last year and ever since has been working to transform it back to its former glory.
The company said it will overhaul the building back into an “exciting commercial space” that will “thrive once again” with luxury flats above.
It said its “ultimate vision” is to create a new city centre focal point that combines eclectic food and retail offerings, with luxury living accommodations in close proximity.
Moretons said progress is in "full swing" with the cosmetic work on parts of the arcade complete and planning permission for new residential accommodation secured.
Three retail units in the arcade are now up for let.
And there are more developments to be expected.
The internal shopfronts are set for a makeover and new entrances will soon be unveiled on Western Road and Dyke Road.
Newlands Commercial, a commercial property agency in Brighton, has been appointed to attract new tenants.
Richard Lowrey, managing director of Newlands Commercial, said: “Newlands Commercial was delighted to acquire The Imperial Arcade on behalf of Moretons Investments Ltd.
“From the start, their ambition has been to reintegrate this key site into the Brighton commercial market while offering city dwellings to meet the demand for residential spaces. We’re excited to see what comes next, and we’re already in discussions with several well-known commercial operators who recognize the potential of this location.”
Following the acquisition of the site Michael Blencowe, director of Moretons, said: “Once a prime space for boutique retail, Imperial Arcade has unfortunately experienced a decline over the years. However, with Moretons Investments, a Brighton-based property investor and developer at the helm, we are eager to revitalise this piece of Brighton real estate.
"We will be collaborating with architects, planners, the council and other professionals to ensure that the Imperial Arcade undergoes a transformation that benefits the local neighbourhood."
