A former takeaway could be turned into a holiday let.
Plans would see the ground floor unit of 14 Nevill Road, Rottingdean, transformed into the short stay accommodation.
The current building, which was formerly home to takeaway Li’s Sizzling House, has been described as “dilapidated” due to “neglect” from previous owners.
The fire service found that there was an “imminent” risk of injury due to “inadequate protection to the means of escape” and “inadequate fire detection and means of raising the alarm”.
Li’s Sizzling House was then sold to applicant Andrew Antill.
“Years of rubbish accumulation and dangerous grease build-up on the external extraction unit, which required intervention by the local fire service, have left the building in a poor state,” said planning documents.
“However, with a planned change of use and refurbishment, the site will be transformed into a welcoming and well-maintained holiday let, eliminating the negative impact caused by its previous use as a takeaway restaurant.”
Documents said the intent of the scheme is to “preserve the building’s character while improving its condition” and that the change of use would see no significant alterations to the building.
They said the change of use of the unit will “eliminate” noise and odour problems associated with the previous restaurant.
“Internally, the only modification will be the installation of a stud wall to divide the main room and create symmetry,” documents said.
“The property will feature modern amenities designed to enhance the guest experience while promoting sustainable travel. Bike racks will be installed, and information on local bus routes and bike share schemes will be provided, encouraging greener transport options. Private off road parking will be available, reducing the demand for limited on-street parking and preventing the congestion issues previously caused by the property's use as a takeaway restaurant.
“The change of use will also eliminate problems of noise, odour, and late-night disturbances associated with the former business.
“The overarching goal of the proposal is to contribute positively to the local area by enhancing the building’s appearance and reducing the negative impact of its previous use.
“The focus will be on maintaining the character of the building while transforming it into a holiday let that provides visitors with an authentic village experience.”
