A former sail loft and house which was converted into a night club are going under the hammer later this month.
The site which lies in the heart of Shoreham at 11 and 11a West Street are being put to auction this month as a single lot by Middleton Estates. The guide price is £640,000.
The house is an early Victorian dwelling in need of refurbishment and 11a is a former club house with planning permission to be converted into a detached house.
11 West Street is believed to have been built by a prominent rope making Shoreham family, the Tillstones, in the early Victorian era.
It was later lived in by the English family, who specialised in sail making. It’s believed that they built 11a in their garden as a sail loft.
The dwelling currently has four bedrooms and a bathroom on the first floor, a bedroom in the loft and a living room, dining room and kitchen on the ground floor all in need of refurbishment.
The planning application for a single storey rear extension and rear dormer window was granted in September 2022.
11a West Street was later turned into a Boys’ Club, then it became a nightclub when a dancefloor and bar were added, both which can still be seen.-
It is accessed via a passageway alongside 11, providing it with the ultimate in privacy.
A spokesperson for Middleton Estates said: “11 and 11a West Street offer a rare opportunity to buy two historic properties in the heart of Shoreham.
“11a has valuable planning permission to convert into a detached 3-4 bedroom house with a private garden, which makes it a unique proposition.
"When refurbished 11, which has planning permission to extend, will be a stunning 4-bedroom period home.”
Planning permission was granted to part demolish the former nightclub and its conversion into a single dwelling house in December 2023.
This decision was made after an appeal to the initially rejected plans in February 2023 due to ‘an intensification of activity and an oppressive and overbearing development to the occupiers of the residential properties adjacent to the site’.
The lot lies a short walk away from the high-street as the Shoreham Town Centre is located around 100 metres away.
The auction will take place online on the Middleton Estates website on September 18.
