StorageMart will be opening a new branch on the A259 within the next few months.
The self-storage company has taken over the building that was once home to Hove Car Spares in Wellington Road, Portslade.
The site has been redeveloped since the closure of the previous business and is almost ready for customers to use.

According to StorageMart, the branch will have video surveillance and access control systems, with a range of unit sizes available to suit both families and businesses.
Some of the large units will extend up to 432sqft, with small units available from 8sqft.
Customers will be able to access their self-storage unit 24 hours a day.
Alex Burnam, senior vice president of real estate acquisitions at StorageMart, said last year: "Our ambition is to continue to build upon our connections within this vibrant community, which is integral to our strategy for sustained expansion."
The company has branches across the county including in Worthing, Newhaven, Brighton, Uckfield and Bognor.
Hove Car Spares, which operated from the site for almost 30 years, vacated the premises in February to allow the storage giant to take over.
Calvin Oram, who owns the Hove Car Spares branch at Forge Garage in Poynings Road, Poynings, said the Portslade branch was sold by his father Robert Oram to StorageMart in 2023.
The decision to do this was a result of high business rates and the need for future building works.
Calvin, 46, said: "My father sold the property in Portslade as it needed rebuilding and the cost of the business rates just didn't stack up.
"It was very sad moving from Portslade. StorageMart purchased the large part of the building the year before as a two-part sale.
"We remained in the shop and yard for the last year but the second part of the sale all happened so quickly."
The exact opening date for the storage unit has not yet been confirmed.
