Former NHS offices are to be turned into a house in multiple occupation (HMO).

Eastbourne and Lewes Councils approved plans to convert Avenue House in The Avenue, Eastbourne, into an HMO and add an additional storey.

The building will have 13 bedrooms in total, each with a private en suite shower room.

There will be communal facilities including a laundry room in the basement, communal lounges and workspaces on the first and second floors, and a  kitchen and diner on the ground floor for eight residents.

The second floor bedrooms will have kitchenette facilities as they are more than one floor away from the communal kitchen.

Each room will have two doors between it and the communal spaces to minimise noise disruption.

The rooms will also have double glazed windows to reduce heat loss and reduce noise from the external environment.

The walls and ceilings will be fully sound insulated.

Outside residents will have access to a shared garden with furniture and cycle storage.

There will be no car parking on site.

A spokesman for SC Planning, which submitted the plans on behalf of Dragon Property Developments, said: "The re-use of a redundant town centre building to provide quality housing for 13 households has significant social benefits, particularly given Eastbourne's current struggle to meet its housing targets.

"In addition, the proceeds of the sale of the site will be reinvested back into the NHS.

"The development is to be finished to a high specification in order to meet the current demand for luxury HMOs that are much more spacious than the minimum standards, with quality fixtures, fittings and décor."

The HMO will be managed and let by a specialist HMO property manager.

The tenants will have to pay a rent which will include a weekly cleaning service, all utility bills, council tax and a gardening service.

The council conditionally approved the plans for the HMO on June 20.
