A building in Langney Road, Eastbourne, which houses a skateboard shop and a barber shop will be auctioned by Clive Emson Auctioneers in June with a guide price of £550,000 to £570,000.

It has two commercial units on the ground floor and offices on the first floor, with planning consent for these to be turned into homes.

Senior auction appraiser and auctioneer Richard Payne said: "A substantial portion of this detached contemporary property is arranged over three floors.

"There are two commercial units on the ground floor, one trading as a barbers and the other as a skateboard shop yielding an annual income of £8,000 and £15,000 respectively.

"The upper parts, with planning consent to convert offices into five two-bedroom flats and one one-bedroom flat, lie within a busy Eastbourne thoroughfare, close to the seafront with excellent road links."

Another mixed commercial and residential property up for auction that needs improvement is in Susans Road, Eastbourne, with a guide price of £140,000 to £150,000.
