Southern Water teams are at the site, next to Brooklands Park, attempting to fix the issue.
On Wednesday a spokesman for the company said: "Our teams are dealing with a burst on a six inch water main.
"We have permission to keep the closure in place until tomorrow but we are working as quickly as is safe."
Buses have had to divert as a result of the partial closure.
One resident said the diversions were "taking ages".
The closure is also impacting people travelling to Lancing Business Park from the A259.
The road is expected to reopen at some point tomorrow however no time has yet been confirmed.
