A number of roads are closed in Brighton while emergency services deal with the fire at the Royal Albion hotel.
Kings Road is closed in both directions from the Queens Hotel up to the Sealife Centre roundabout.
From the roundabout, the A259 Marine Parade is also shut up to Legends nightclub.

The Old Steine is inside a cordon meaning no traffic can use the road to access North Street.
The closures are causing huge tailbacks throughout the city but particularly in Church Street as traffic is diverted up to Queens Road.
Anyone driving in the city today should expect large delays.
Fire crews are still working to extinguish the blaze with equipment and fire engines all around the area.
The Palace Pier remains open and access to Madeira Drive is permitted.
