The first pictures of a radical redevelopment of a run-down city centre street street have been released.
Black Lion Street, The Lanes, Brighton, is to be transformed with a new Jamie Oliver restaurant, a Japanese Karaoke bar and redesign of the road following the same principles as the New Road scheme.
The project is expected to be finished by this autumn.
Karis Developments, which is also behind the £290million King Alfred project, is developing Moore House and restoring the next-door building.
A £100,000 pedestrian priority scheme, funded by the developers, will see a 'shared-space' scheme created, with a 25mm kerb to identify the pavement edge for the visually impaired and road-markings removed.
The concept has been branded a success in New Road, where traffic has dropped by 90 per cent and pedestrian use increased by 160 per cent.
The use of shared space has also been recommended for other routes in North Laine, The Lanes and Brighton Marina.
