Work to transform an unloved quayside has now begun.
It is hoped the rejuvenation of the Railway Quay site in Newhaven could provide a "new gateway" to the town centre.
It will include the construction of a new cafe followed by further facilities for other businesses and community organisations in the space between the former UTC building and the Railway Club.
The new facilities will be made as "lightweight modular units", as seen in the picture below.
Lewes District Council leader James MacCleary, who is also the ward councillor for Newhaven South, has heralded the development plans as "great news for the economy" in the area.
He said: "While the country continues to respond to the spectre of the Covid-19 pandemic, there is little positivity to point to. But, I am heartened and excited that this really significant development is now under way.
"It is great news for the economy and waterfront living in Newhaven, and I can’t wait to visit with my family when the restrictions are lifted and the weather has warmed up."
The Town Deal Board, a partnership that includes representatives from Lewes District Council, Newhaven Town Council, Newhaven Enterprise Zone, Maria Caulfield MP, East Sussex County Council and local businesses and stakeholders, secured £500,000 funding for the scheme from the government, as well as a further £350,000 from the District Council via the community infrastructure levy.
Town Deal Board chairman Chris Ketley said: "I must sincerely thank the council officers who have worked so hard alongside the board to reach this important milestone.
"It is difficult to think of a more vibrant period in Newhaven’s recent history, especially when you consider the inward investment that is creating real momentum behind landmark plans for the town centre and Enterprise Zone."
