A plot of land that has been vacant for almost half a century could become the site of a modern starter home and annexe in Brighton’s Hanover district.
The plot has stayed empty since an electricity substation was installed. This prevented a new corner property going up after 57 Hanover Terrace collapsed in the 60s.
However, DK Architects have now applied for planning permission to build a new property on the site, which was once home to Stan’s Barbershop and two tradesman’s cottages.
Architect David Kemp said: “It will certainly be a low energy property and I think will be great fun to live in.”
The design for the property is the latest proposal to Brighton and Hove City Council planning committee.
“To our surprise we were told by the conservation officer that a modern approach would be favoured, so that is how we have arrived at the scheme as you see it now,” said Mr Kemp.
The outside of the house will feature Trespa panels, a resin-bound wood known for its toughness and resilience against harsh weather conditions.
Building materials for the inside of the house could arrive as prefabricated parts and be craned into position, allowing the buildings to be built almost overnight.
Mr Kemp said: “We are hoping the two buildings together will settle into the local street-scene of the conservation area and justify the stand taken by the conservation officer to go modern.”
Site owner Alan Teague is related to the previous barbershop owner and bought the rest of the plot over the years.
Barry Eason, who lived at 57 Hanover Terrace from his birth in 1956 until around 1961, said the family had to move because of structural issues.
“I can't for the life of me remember what was on the empty space next to it,” said Mr Eason. “I only know we had to move because the building was in danger of collapse.”
Stan’s Barber Shop, owned by Mr Teague’s relatives, had been on the plot since 1937.
Brighton and Hove City Council planning committee’s target decision date for the proposals is December 18.
