Eight fire engines attended to put out a large fire in a car garage.
The fire, which broke out around 11.30pm last night, was in Quarry Road, Newhaven.
Eight fire engines were on the scene.
Zoe Doubleday, who lives on nearby Badgers Close with her partner, witnessed the fire.
"We were watching TV, when we could hear what we thought was fireworks popping and banging," said Zoe.
"We looked out the window and saw the industrial estate glowing.
"Like many others, we called 999 and quickly rang a friend as he has a unit in the estate. We're praying he isn't affected.
"The noise was pretty loud and something exploded, lighting up the sky.
"I've never seen anything like it."

A spokeswoman for East Sussex Fire and Rescue Service said: "At the hight of the incident fire appliances from Newhaven, Roedean, Seaford, Lewes, Hove, Eastbourne, Barcombe, Brighton Preston Circus and Uckfield were in attendance.
"As of 6am three appliances remain on the scene."
